S & V represents Somerville-based RCG, LLC to handle entitlements related to the adaptive reuse and conversion of a 700,000+ s.f. circa 1860’s historic textile mill complex into a mixed office, residential and retail complex.
- Involved rezoning to create historic mill overlay district, the extension of Economic Target Area designation from adjacent City to enable use of historic tax credits and other economic development benefits, and federal, state and local entitlements.
- Served as land use/zoning counsel for the federal, state and local government development review process, including the redevelopment of 700,000 s.f. of existing buildings into a mix of residential, office, light industrial, retail and restaurant space, the development of a new 43-unit residential building on the East Mill campus, and subdivision of portion of West Mill campus to enable the permitting for a new 170-unit rental community by Avalon Bay Communities.
